Project Summary:


A significant project executed by BIMPACT.

The mixed-use township comprises of 7 buildings, including a 20-storey hotel building, 4 basement levels, with parking space to 1,000 vehicles, office, retail spaces, cultural & entertainment center.  The project is a part of the sustainable regeneration in a modern city, integrating local building practices and modern technology in an energy efficient environment.

Challenges Involved in the Project:


The project is huge in terms of built-up area.  Frequent changes in design and plans lead to errors in construction, overshooting budgetary allocations, leading to excessive delays and work stoppage. The project required collaboration amongst stakeholders spread across the world, including owners, developers, designers, architect, structural engineers, MEP engineer, general contractor, MEP contractors and consultants. It was a bit challenging for BIMPACT to maintain the right balance.

Solution through Building Information Modeling: 


BIM Identified Constructability & Coordination Issues:


  1. IFC plan match with elevations, schedules & sections. For example, mismatch between widths of doors in the door schedules with IFC plans.

  2. Incomplete information about wall finishes, dimensions, material types, insulation for drainage pipes, fittings, standard clearance, etc.

  3. Coordination became a challenge with the introduction of pipes in the middle of the project.



Solution Undertaken by BIMPACT:


  1. Raised code related & constructability issues through RFIs and updated the model based on client responses.

  2. Identified maintenance & operations issues during BIM process & raised RFIs to resolve it.

  3. Prepared coordinated drawings within allotted cost estimate.

  1. Timely Delivery of file including all bulletin changes to stop delay in construction.

  2. Maintaining the Quality of BIM Model to save project cost.

  3. Issued bulletin changes, though construction schedule remains unchanged.

Value Engineering by BIMPACT for the Architectural, Structural Trade & MEP Trades:


  1. Created a 4D BIM model to track project time-scale, allocate resource, control cost and rework.

  2. Facilitated arrangement of tiles with accuracy for minimizing project wastage adopting LOD 400 

  3. Identified design and constructability issues, facilitating complete coordination amongst trades.

  4. Coordinated MEP services with prevalent structure and interior drawings.

  5. Optimized builder’s work, slab & wall opening.

  6. Prepared innovative shop drawings to support construction crew on-site.

  7. Optimized cable tray sizes & routing to match with building codes & save costs & installation time.

  8. Modified duct & pipe routing to decrease project cost & eliminate unnecessary fittings improving system efficiency.

  9. Embedded services to accelerate site slab casting.

  10. Saved material cost & rework at later stages by avoiding work stoppage & providing waste management.

Result of BIM Implementation:

BIMPACT benefitted in terms of data integrity, quality of detailing & higher productivity. The company produced coordinated Revit BIM models and facilitated all AEC stakeholders to check clashes amongst building systems leading to improved project planning. This minimized delay, saving time and money for construction.
