Building Information Modeling more commonly termed BIM is an intelligent 3D BIM modeling technique used in the AEC industry. It is basically a process that helps in creating as well as integrating the details of a constructional or architectural project. The resulting three-dimensional model produced by BIM technology shows all the building information much before the actual construction takes place. It is a comprehensive tool that is used right from the designing phase to the post-construction one.

The presence of BIM technology can be witnessed very well in the industry from the last few years. It has been serving a great role in bringing efficiency and accuracy in the building construction scenario. With its multitude of features it has been very well succeeded in transforming the industry in a better direction. The early manual work of AEC sector has taken a backseat due to the promising emergence of BIM models.

Advantages of BIM modeling

The proficiency with which BIM work in favor of its users is a remarkable thing. It has been advantageous to the industry for many years now. And the stakeholders of such projects have very well gotten the fruits of these advantages. The advantages obviously work differently for different projects, but the result will be the same for each of them. Below is the list of advantages that BIM Modeling has:

  • Increases efficiency of the overall project

One of the most prominent advantages of BIM modeling is that it enables construction projects to get completed quickly with higher efficiency. It makes the planning and management of the construction process much easier and better. The designing and the pre-construction tasks can be done at the earliest, letting the execution get done quickly. BIM also lets the project owners come to a concrete estimation regarding the budget.

Indulging in the BIM techniques has not only been efficient for the building construction project but also has added to the productivity of the users. The team members working on a project are highly benefitted with BIM which allows them to go through the process in a more organized manner, making their job a lot more productive than before.

  • Collaborating power

3D BIM Modeling is a tool that offers immense collaborative power to the stakeholders. All the team members are always in sync due to the digital process that BIM Modeling Services provide. The information regarding the project can be retrieved at any time by any of the team members. This capability allows the project to meet the deadline perfectly.

The collaboration increases the decision outcomes and planning capacity. It makes the project teams stronger and more powerful. The project gets a strong design intent which can result in more quality output.

  • Better and accurate budgeting

BIM modeling is great for giving accurate estimations. The budget assumptions made by viewing the 3D model give a very clear and near-perfect budget. The detail in the models allows viewing how the actual construction will be proceeding. And based on that the overall budgeting can be done perfectly. Therefore, a 3D model is far more interactive than any blueprint or 2D drawings. The accuracy is quite unmatchable in such modeling procedures. It adds a more realistic vision to the project and a real budget can be formulated using its details.

  • Enhanced view of the project

BIM helps in viewing the building project from a very lifelike point of view. The actual building design can be viewed right from the model itself. The visualization technique of IM comes to be its greatest boon. Viewing everything in 3D gives a vast understanding of the project. This allows the contractors and other BIM users to have proper control over the proceeding and on the final look of the construction.

It also allows the final clients to put their inputs accordingly and stay in knowledge about the works happening to their project. Also, the changes that are stipulated can be made with a proper insight on the proceeding so there is no need for reworks.

  • Cuts down on additional costs

Revit BIM software come with a number of features and various tools that helps the stakeholders, especially the designers and contractors in boost up the initial construction phase This helps in reducing any major error in the future and saving the extra expense that the error may incur.

BIM allows the contractors to make better and more informed decisions on selecting the materials. This can lead to cutting down the cost as per the resources and material required. It also helps in avoiding any wastage of material after the construction starts.

  • Reduces the risk factors

When construction is based on BIM planning, the process becomes much safer than anything else. It brings the different teams to work together making it a more close-knit process. This reduces any risks with the tender. And right from the start, everyone knows how the process is carried out.

Also, the BIM clash detection helps in detecting the occurrence of any on-site calamity impossible. It detects the flaws and rectifies them at an earlier stage only. With the accuracy that the models provide, the safety is top-notch. The o-site works are comparatively secure.

  • Quality construction result

As we know BIM enhances makes the planning and construction procedure much better and more detailed. But the foremost thing about any project is the actual result. And with no doubt, BIM brings out high-quality construction. Every point we have discussed above adds to the final construction project. It makes the project excellent in terms of the final quality.

Disadvantages of BIM modeling

Once you get into using Revit BIM software, there are no such disadvantages that you will come across. But in the initial stage, there are certain things that might act as a disadvantage for many. And especially if you are just starting out, this can act as a hindrance between you and the amazing qualities you can get out of BIM. Here is the list that we could come up with regarding the disadvantages of BIM:

  • The cost of the software

The initial setup of the software requires some investment. And along with the software the system also needs to be upgraded and advanced enough to work smoothly with the software installed in it.

  • Getting the resources and training them

Another thing you will have to think about along with the software itself is the expert who will be working on it. It is fine if you know the software well, but it won’t be possible for you to model everything on your own. In such cases, you will require staff to carry out the process efficiently. This means you must go through the hiring and training procedure, which again is another kind of investment needed.

  • Getting the client onboard

Though the visual aspect of BIM has minimized this to an extent. But still, in certain scenarios, it is difficult to make the owners get ready for BIM usage. Those with no knowledge of this, find it difficult to get the use of BIM and how it will help them in the longer run. Thus initially getting the clients onboard with the BIM process might be a time-consuming task and might require effort.
