What is the BIM Implementation Plan?
The BIM Execution Plan (BEP) is an essential document, written with the aim of providing a framework for effectively carrying out the construction project and optimizing the workflow .
It consists of two distinct phases:
• The BIM Execution Plan (Pre-contract BEP) is a document prepared by potential suppliers that sets out a specific proposal for the development of the construction project. Its purpose is to describe the skills, key decisions, and working methods that must be adopted throughout the construction project to meet the client’s needs and objectives. It also designates the operators who will participate in the process and specifies the responsibilities and information requested at key project stages. The Execution Plan (Pre-contract BEP) also includes the Project Implementation Plan (PIP). This document must be submitted by each organization competing to participate in the project and includes the supplier’s assessment of their competence, the information technology that will ensure the efficiency of the BIM process, and the organization’s experience and resources. Part of the BIM Execution Plan (Pre-contract BEP) is the Delivery strategy of the project information model (PIM). The pre-BEP is prepared taking into account a document called the ” Employer’s Information Requirements (EIR) .” This is a critical source of information, as it describes the customer’s information requirements. Specifically, it describes the information that must be delivered regarding key decisions, standards, and collaboration methods required to ensure the solution has effectively met the customer’s needs .
• After the project is awarded, the BIM Execution Plan (post-contract BEP) will be drawn up to facilitate project management. This is an interactive process that gradually involves all actors in the supply chain. It includes the contract, which confirms compliance with the Employer’s Information Requirements (EIR) document. Basically, at the management level, it should include the roles, responsibilities, and authority of each professional, the main stages of the process, the definition of collaborative processes and information modeling, the delivery strategy , and compliance with standards . A review of the Project Implementation Plan (PIP) should also be indicated. The BIM Execution Plan (post-contract BEP) also includes the so-called ” Responsibilities Matrix ” for the entire supply chain, a tool that clearly defines responsibilities for producing information and models for each phase of the project. The production of the MIDP (Master Information Delivery Plan) and the TIDP (Task Information Delivery Plan) are fundamental parts of this phase. In the first case, the purpose of the document is to provide the information necessary for the development of the construction project, such as those related to models, plans, specifications, software, etc. In the second case, it refers to a series of documents to be provided for each activity, including format, date, and responsibility.

Over the past decade, BIM has gained popularity within the AEC industry , developing a prototype of a smart virtual building that includes the design, operational construction, maintenance, and eventual demolition phases. In fact, the great advantage of BIM is that a digital simulation of the project is created before the first brick is laid. BIM therefore minimizes errors, enables rapid calculations, and quantifies additional costs and alternative scenarios.
