Elm Street Hotel & Apartments - BIM for Modular Construction
The Elm Street Hotel & Apartments project aimed to create a modern, multifunctional building that seamlessly blends the comfort of extended-stay accommodations with the convenience of a hotel. The project's key highlights include:
Apartment Layout: The project called for a total of 105 apartments, with a diverse mix of 85 studios, 15 one-bedroom units, and 5 two-bedroom units. The studios range in size from 400 to 542 square feet, offering a variety of living spaces to cater to different needs.
First-Floor Amenities: The new building features a welcoming lobby and resident services area on the first floor. To enhance the guest experience, check-in services are available 24/7. Moreover, an on-site property manager is stationed on the hotel floor, ensuring guests' needs are met promptly.
Extended-Stay Convenience: The project dedicates one floor to 21 extended-stay rooms, offering an assortment of studio, one-bedroom, two-bedroom, and three-bedroom suites. These rooms are fully furnished, providing guests with all the comforts of home during their stay.
Rooftop Terrace: To further elevate the residents' and guests' experience, a rooftop terrace was integrated into the design. This space offers a serene retreat, ideal for relaxation and social gatherings. Importantly, both residents of The Union and the new building can access this delightful amenity.
Parking Facilities: The project includes a new parking garage, which not only serves the Elm Street Hotel & Apartments but also continues to cater to Wells Fargo customers, honoring an existing contract.
Modular Construction Complexity: Implementing modular construction in a mixed-use project like Elm Street Hotel & Apartments presented unique challenges. Coordinating the design and assembly of modular components required meticulous planning and communication.
Integrating Varied Amenities: Balancing the design and functionality of the apartments, extended-stay rooms, and common areas while maintaining a cohesive and aesthetically pleasing look posed a significant challenge.
