In this case study, we present our involvement in the Elm Street Hotel & Apartments project, where our team contributed from the Concept stage to the Design Development stage, showcasing our expertise and commitment to delivering top-notch BIM Solutions.

Project Overview

The Elm Street Hotel & Apartments project aimed to create a modern, multifunctional building that seamlessly blends the comfort of extended-stay accommodations with the convenience of a hotel. The project's key highlights include:

  • Apartment Layout: The project called for a total of 105 apartments, with a diverse mix of 85 studios, 15 one-bedroom units, and 5 two-bedroom units. The studios range in size from 400 to 542 square feet, offering a variety of living spaces to cater to different needs.

  • First-Floor Amenities: The new building features a welcoming lobby and resident services area on the first floor. To enhance the guest experience, check-in services are available 24/7. Moreover, an on-site property manager is stationed on the hotel floor, ensuring guests' needs are met promptly.

  • Extended-Stay Convenience: The project dedicates one floor to 21 extended-stay rooms, offering an assortment of studio, one-bedroom, two-bedroom, and three-bedroom suites. These rooms are fully furnished, providing guests with all the comforts of home during their stay.

  • Rooftop Terrace: To further elevate the residents' and guests' experience, a rooftop terrace was integrated into the design. This space offers a serene retreat, ideal for relaxation and social gatherings. Importantly, both residents of The Union and the new building can access this delightful amenity.

  • Parking Facilities: The project includes a new parking garage, which not only serves the Elm Street Hotel & Apartments but also continues to cater to Wells Fargo customers, honoring an existing contract.

Challenges Faced

  1. Modular Construction Complexity: Implementing modular construction in a mixed-use project like Elm Street Hotel & Apartments presented unique challenges. Coordinating the design and assembly of modular components required meticulous planning and communication.

  2. Integrating Varied Amenities: Balancing the design and functionality of the apartments, extended-stay rooms, and common areas while maintaining a cohesive and aesthetically pleasing look posed a significant challenge.

  3. Structural Adaptations: The structural design had to accommodate various room sizes and layouts, which demanded flexibility in the building's framework and foundation.

  4. MEP Systems Integration: Ensuring the seamless integration of Mechanical, Electrical, and Plumbing (MEP) systems in a modular context required careful consideration of space constraints and efficient routing.

  5. Timeline Management: Meeting project milestones while adhering to a strict timeline was crucial. The need for timely completion added complexity to an already intricate project.

Our Scope of Work

MaRS BIM Solutions played a pivotal role in the success of the Elm Street Hotel & Apartments project. Our scope of work encompassed various essential components:

  • Architectural Drawings: Our team meticulously developed architectural drawings that served as the foundation for the project's design. These drawings provided a clear visual representation of the building's layout and aesthetics.

  • Structural Drawings: Ensuring the structural integrity of the building was of utmost importance. We produced detailed structural drawings to guarantee the safety and stability of the Elm Street Hotel & Apartments.

  • MEP Drawings: Our expertise extended to Mechanical, Electrical, and Plumbing (MEP) systems. We provided comprehensive MEP drawings, including lighting, electrical, and fire protection systems, ensuring efficient and secure operations.

  • 3D BIM Models: To bring the project to life in a virtual environment, we created 3D Building Information Models (BIM). These models allowed stakeholders to visualize the design and understand how different elements would interact.
